As can be expected a larger property will cost slightly more to inspect and report on than a small property, however as we are a smaller owner occupied business offering a more personalise service, the over heads and cost of doing business are less than our larger competitors. The result is we will regularly beat our competition on price and service.
When you inquire we will try and understand what is going to be involved with giving you the best fee for service, by asking questions about the size and general construction of the building/s. Prices for reports produced to Australian Standards requirements are listed below
Pre-purchase / Pre-sale Building Inspections and Reports
Residential buildings (AS 4349 & AS4349.1-2007), start from $230.00 including GST and range upwards for larger, more complicated buildings and commercial / industrial properties. Construction Stage Inspections, Handover Reports and New Home Warranty Advice
Construction projects can be inspected at any time / stage during the construction process ensuring you are well informed as to the progress of your project. The following are suggestions of when it is appropriate to carry out a stage / site inspections –
- Pre-Contract signing
- Slab stage
- Frame stage
- Enclosed stage
- Fixing stage
- Practical Completion / Handover / Pre Settlement
- New Home Warranty Inspection (within the first 6 years 6 months of Practical Completion for Category 1 and 2 defect reports.)
Prices can start from as low as $380.00 including GST for each stage / site attendances. This will include inspection of the property and may also involved contract documentation perusal, dealing with the builder / supervisor and producing appropriate written accounts / reports with recommendations.
Pest Inspections and Reports or Instant Response to Termites
Termite and Timber Pest Inspection and Report (AS 4349.3-2010), start from $130.00 including GST and range upwards for larger, more complicated buildings and commercial / industrial properties. For an exact price, please feel free to call or contact us.
Free thermal image scanning is included as part of the inspection process and personal consultations onsite are encouraged.
Expert Services, Court & Building Resolution Matters & Specific Inspections
Costs range between $380.00 – $3300.00 including GST, for an Initial Onsite Consultation & Written Account with Recommendations. Each situation can vary depending on the dynamics involved so prices are agreed as work required is better understood and decided.
For circumstances requiring ongoing representation, often the most cost effective way is to log the time and a general hourly rate of $220.00 or $1760.00 inc GST per day applies, if time needs to be allocated to appear at court. Other flat fees maybe discussed / arranged once a clear “Scope Of Works” is clearly determined.
